Frequently Asked Questions
Can private landlords get ECO4 grants?
Yes, but indirectly. ECO4 works through your tenant's eligibility — if your tenant receives a qualifying benefit (Universal Credit, Housing Benefit, etc.) and your property is EPC D–G, you can access ECO4 funding. The works are free to both tenant and landlord. You simply need to provide written consent and access to the property.
Does the Boiler Upgrade Scheme apply to rental properties?
Yes. The £7,500 BUS grant is available to private landlords replacing a gas or oil boiler with an air or ground source heat pump. Your MCS-certified installer handles the grant application. There's no income test — it's available to all property owners.
Do I have to pay anything back if I sell the property?
No. ECO4, GBIS and BUS grants are not loans and do not need to be repaid. There's no charge registered against the property title. The improvements are permanent and transfer with the property on sale.
What if my tenant doesn't qualify for ECO4?
Try three routes: (1) GBIS, which has a broader eligibility base (Council Tax Band A–D is enough), (2) Local Authority Flexible Eligibility (LAFE) if your tenant is fuel-poor but not on benefits, (3) Warm Homes Local Grant via your council. One of these will usually apply.
Will grants still be available after 2026?
ECO4 and GBIS run until March 2026. The government is expected to announce successor schemes as part of the Warm Homes Plan. BUS runs until March 2028. We recommend acting now — there's no guarantee of equivalent funding in future schemes, and installers are already booking up.
